Mission Statement- Northbourne Park Association Inc.

Our Mission is to professionally manage the assets of Northbourne Park so they allow safe, affordable and independent living by retired residents who enjoy a supportive and caring environment.

The Northbourne Offer

Independent living

Northbourne Park has individual units offering independent living to singles and couples. See the Life at Northbourne page for comments on the setting, security, parking and gardening all of which are ideal for a peaceful experience in a pleasant and safe environment.

Residential agreements

There are two agreements through which accommodation at Northbourne can be arranged. All agreements ensure residents have access to all the grounds and community centre.

Rental units

  • Mostly one bedroom, some two bedroom units.
  • No entry contribution
  • $500.00 non-refundable administration fee payable on acceptance of tenancy
  • $130.00 per week service fee for one bedroom, $170.00 per week for two bedroom unit.


Lease

gardens
  • Generally two bedrooms
  • Residents purchase a lease for a maximum of 49 years
  • Residents purchase lease at market value
  • Lease on sold when resident terminates it
  • Upon lease termination resident receives 90% of original purchase price plus half the difference between the purchase and sale price
  • Residents pay up to half of refurbishment costs upon leaving
  • $100.00 per week service fee

The Weekly Service Fee on all units ensures provision of the following services:

  • All local Government rates
  • All water and sewage charges
  • Garbage collection & garden waste disposal
  • Building insurance
  • Gardening and landscaping of the village common areas
  • Repairs and maintenance of the units
  • Unit windows cleaned 3 times per year
  • Northbourne is connected to the NBN

 

Residents are responsible for:

  • Electricity charges
  • Telephone charges
  • Contents insurance
  • NBN charges
